RESIDENTIAL A/C C/O INSPECTION CITY OF SAINT PETERSBURG

  1. AIR HANDLER LOCATED IN THE ATTIC:
    • Light at air handler with 115-volt receptacle and switched at the attic access opening. M1305.1.3.1
    • Proper walk way to the air handler and service platform at air handler. M1305.1.3
    • Get the MCA and required circuit breaker size on the factory label. M1401.1 and E3403.3
    • Check the wire size and disconnect. M1401.1 and E3403.3
    • Check for start collars with required washers and screws and plenums sealed to air handler.
      M1601.4.1
    • Check for the plenums supported with minimum 2 in. wide approved materials (see
      NAIMA/SMACNA books). M1601.1.1 #3
    • Check the secondary drain pan for proper location, secured in place, gauge of metal and float
      switch or drain line. M1411.3.1. Also P-traps as per manufacturer booklet 307.2.4
    • Check primary drain for required pitch, size, support and insulation. M1411.3 and FMC307.2.5
    • Check for the correct insulation on any new refrigeration lines. M1411.5
    • Check for manufacturer booklets. 301.2
    • Note: Keep in mind that improved HVAC efficiencies, window upgrades, insulation installation
      can result in new equipment sizing, additions, existing systems may or may not be documented in city database.
  2. AIR HANDLER VERTICAL LOCATION:
    • Check for required air handler clearances to walls. M1305.1.1 or see exception (only meet manufacturers’ req.).
    • Check the MCA and required circuit breaker size on the factory label. M1401.1 and E3403.3
    • Check the wire size and a means of disconnect. M1401.1 and E3403.3
    • Check for start collars with the required washers and screws and plenums sealed to the air
      handler and that the air handler is sealed to the stand. M1601.4.1
    • Check for the required float switch. M1411.3.1
    • Check the primary drain, secured where required, properly pitched, insulated and terminated.

    • Check for correct insulation and refrigerant lines. M1411.5
    • Check for front service clearance. M1307.1
    • If in a new location, where required, will need protection from vehicular damage, post/curb stop. M1307.3.1
  1. CONDENSER OR PACKAGE UNIT (THOSE THAT APPLY), GROUND MOUNTED OR ELEVATED:
    • Check for required engineering and anchoring to meet the proper wind speed of location. M1301.1 and FMC301.15, must also comply with FBC table 1509.6.5 these only apply if roof mounted during a re-roof.
    • Get the MCA and required circuit breaker size on the factory label. M1401.1 and E3403.3
    • Check the wire size and disconnect. M1401.1 and NEC 44.6A
    • Check that the line cover is sealed at the bottom. M1301.1 and FMC 301.17
    • Check the drain line termination. M1411.3
    • Locking refrigerant port caps. M1411.6
    • All exposed refrigerant piping insulation must be properly coated with listed product for the
      application and leave manufacturer’s specifications sheet on site. FBCEC R403.3.1 and protection
      if needed.
    • *Must have AHRI certification on site, or other code approved paperwork to verify equipment
      ratings. FBCEC R1101.4.7
    • Check for proper slab/foundation clearances from grade. M1403.2
    • Check to see if area is a flood area. If so, unit must be elevated to living floor area, or DFE
      whichever is less You can use flood detail or engineering detail at permitting office for elevated units.
  2. ELECTRICAL PANEL:
    • Check for the required size circuit breakers serving the new equipment and must be properly marked and identified. NEC 408.4
    • Check for the required label on the panel cover if the air handler is located in the attic. FBCEC R403.2.4, Label units inside and out if more than one unit.
